Project Overview

This warehouse construction project delivered a state-of-the-art 90,000ft² warehouse and logistics centre, combining modern operational efficiency with the careful retention of important site heritage.

The scheme includes 67,000ft² of purpose-built warehouse space and 23,000ft² of premium office accommodation arranged across four storeys. A full-height curtain wall defines the office façade, creating a contemporary appearance while incorporating art deco-inspired detailing that reflects the history of the site.

Sustainability was central to the development, with the project targeting a BREEAM Excellent rating and EPC A+. Energy-efficient features included extensive PV panel installations, rooflights to maximise natural daylight and carefully planned landscaping to support biodiversity.

The project also retained important Grade II-listed heritage features from the former Firestone Factory, including the original steps and cast iron railings.
